How much money your property can bring to the kitchen is a fairly objective question for which there is no adequate answer, as it depends on the property's size, capacity, services provided, location and, of course, its quality. We used to say that, on average, compared to the long-term rental fee, short-term is at least twice as much the net profit even in a bad month, but it can be anything up to five times in peak periods.

As an individual providing accommodation services, there are several mandatory processes that need to be completed initially, and we are happy to assist you with detailed information.

Other costs borne by the owner:

* Commissions of accommodation agency sites (Airbnb, Booking.com, Expedia) in gross amount

* Common costs, internet, utility fees

* Owner's taxes

* Annual home insurance

* Depreciation and breakdown of electronic items and equipment. Our company provides a full guarantee for malfunctions and damage caused by improper use by our guests.

By the 10th day of each month, our financial team prepares a detailed statement and sends it to you via email. This statement includes the income from your property itemized and associated with invoices. Along with the statement, we also send the monthly income in Hungarian forints for the respective property.

To ensure smooth operation, our company's accounting team handles the accounting, which is part of our All-Inclusive service package.

ALL of the properties managed by us are equipped with our smart lock system, which help smooth operation, enhance the guest experience, simplify check-in processes and, most importantly, provide security for the guest, the apartment itself and the operating company. No more stolen keys, broken keys in the lock, expensive lock replacements and the chance that any unscrupulous guest can copy the apartment key and after checking out, visit the next guests rob or damage the apartment. Prestige Homes was the first in the Budapest short-term property management market to find a solution to these risk factors with our Smart Lock access control system, which is paired via the Internet with our accommodation management software, which automatically sends each guest their own unique code ONLY working for the duration of their stay, thereby preventing abuse after check-out.

The guest doesn't have this option because for online payments, the booking amount must be paid before the stay begins. Even in the case of cash payments, there is no need to worry because our colleagues are always in contact with our guests to provide assistance, so they can collect the accommodation fee.

Our team knows exactly what essentials are needed for a perfect apartment, so after a preliminary survey, we'll prepare a list for you containing everything necessary for operation. You don't need to worry about this either, as if you wish, we can procure these items for you, so that we can set up your property for operation as soon as possible.

This is a complex question, as the required permits can depend on factors such as the type of apartment, location, and ownership status. Through consultations, we assess exactly what you need, and if desired, we assist in the administrative processes as well.

Between two guests, we thoroughly inspect and clean the apartments. Before the next guest arrives, we provide photographic evidence to the respective accommodation management platform, who will then deduct the amount from the guests.

After receiving your inquiry, we will contact you via phone. We will then conduct a personal assessment of the apartment to provide you with the most accurate picture of the tasks and income related to the apartment. All you have to do is choose from our offers and service packages, and based on this, after signing the contract, we can start working together.
